It seems like we, as Indians, have gotten used to builders not delivering homes on time. We just put up with it, which is pretty backward when you think about it. If your food delivery is half an hour late, you ask for a refund. Domino's gives you a free pizza if it's over 30 minutes late, and that's not even that important. But the house where you want to live with your family, make your parents happy, and watch your kids grow up? That can be delayed by two, even four years, and we just accept it.
If a builder has a bad track record for delivery, we should all boycott them. They can't just play with our dreams like that. But why don't we speak up? Because we've paid half the money in cash, with no record. How can you go to RERA then? How can you go anywhere? Half your money is with the builder, unaccounted for. What would you say? That you paid in black money?
So, this tax-saving trick you're trying? It ends up biting you later. It's better to deal with builders who are willing to take the full payment in white. This way, you know your money is being used in that specific project according to RERA regulations. If they take cash, who knows where they put your money? You have no idea.
